Some deals are about more than just square footage.
A sea-facing heritage bungalow on Juhu Tara Road — owned by the family behind Nanavati Hospital — has changed hands in one of Mumbai’s most exclusive pockets.

* Part of a Grade IIB heritage Art Deco property
* Plot size: ~14,585 sq ft
* Built-up area: ~8,480 sq ft
* Retains original 1950s design elements
* 2 apartments involved in the transaction (both with similar configurations)
* Currently rented out to The Indian Express Private Limited

Because of its heritage status, large-scale redevelopment isn’t allowed — meaning its identity stays intact.

Shubman Gill isn’t just leading on the field he’s making moves off it too.
Ahead of the Indian Premier League season, where he captains the Gujarat Titans, Gill has picked up a ₹20.7 Cr apartment admeasuring approximately 3300 sqft located opposite the famous Juhu Beach in Mumbai.
The deal values the property at ₹61,442 per sq ft, highlighting strong demand in prime coastal locations.
Interestingly, the seller group includes Bollywood producer Vashu Bhagnani, son and actor Jackky Bhagnani who is married to actress Rakul Preet Singh adding a Bollywood connection to the transaction.

Rikant Pittie (Co-founder & CEO of EaseMyTrip) has closed a deal at DLF The Westpark, Andheri West for ₹15.9 Crore.
At roughly ₹71,000 per sq ft, this follows the trend set by Oberoi Elysian in Goregaon, where prices recently touched ₹64,000 per sq ft.
However, while these "trophy units" on higher floors are breaking records, the majority of inventory in these high-end projects still trades closer to ₹45,000 per sq ft.
So, what creates this massive ₹25,000+ per sq ft delta?
- The "Sky Tax": Extreme floor-rise premiums as you move toward the 40th floor and
beyond.
- The View Premium: Unobstructed city or sea views that carry a heavy price tag.
- Strategic Value: For HNIs, the brand equity of a developer like DLF combined with a
specific high-floor unit justifies the leap from "market average" to "record-breaking."
It's a reminder that in Mumbai real estate, the "average rate" is often just the starting point. The
ceiling is increasingly defined by the exclusivity of the specific unit.
Is the gap between the "base rate" and "premium rate" getting too wide, or is this just the price
of luxury in 2026?

Some addresses carry legacy. 🏡
“The Cabins” on Shahid Bhagat Singh Road in Colaba was once used as a residence by Ratan Tata.
Now, Tata Sons has leased the 13,200 sq ft bungalow for ₹17.6 lakh per month under a 5-year agreement.
The deal also includes a ₹10 crore interest-free security deposit, highlighting the scale of the transaction.
Interestingly, the property is owned by Ewart Investments Ltd, a subsidiary of Tata Sons, and has historically remained closely linked to the Tata family.
As Sandeep Reddy, Co-Founder of Zapkey.com says
"We track thousands of registrations every month, but few carry the symbolic weight of 'The Cabins' in Colaba. As the former home of Ratan Tata, this is arguably one of the most iconic residential properties in India. This deal, combined with the state-of-the-art security and infrastructure upgrades we see in the agreement, suggests the property is being prepared for a high-profile occupant, likely continuing its tradition as a residence for the Tata leadership.
