Clean, clean, clean
This may seem like common sense, but unfortunately it's still the one area owners tend to try and shortcut. This is the time to hire a professional cleaning company. Special attention should be placed on appliances, inside and outside of cupboards, baseboards and windows.
Bathrooms should be scoured and if necessary use grout cleaner to get the tiles looking spotless!

When selecting paint for a small room, stay away from a glossy paint finish. A glossy paint finish will highlight every flaw in a wall, and won’t appear to recede as well as a flatter paint finish, because of it's reflective quality.

A flat paint has a matte finish that doesn’t reflect the light, so it hides flaws better on the wall surface—the downside is that it’s not scrubbable, and I think it looks chalky. The best paint option for most walls is an eggshell or satin paint finish, with a light luster and scrubbable quality.

One of the things that make staged homes look so warm and welcoming is great lighting. As it turns out, many of our homes are improperly lighted. To remedy the problem, increase the wattage in your lamps and fixtures. Aim for a total of 100 watts for each 50 square feet. Don't depend on just one or two fixtures per room, either. Make sure you have three types of lighting: ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall).

Bold colours are great for living, but not for selling. Light and Bright should be your motto! Stick with a warm, neutral palette like tans, taupes and greys. Avoid dark colours, especially in small spaces (like powder rooms). Keep the ceilings white to keep walls looking tall.
