Progress has been made. Seven facades have been completed for the seniors' house rentals. Think 'golden girls and guys'. A preliminary site plan is on the go. Here you'll see the front facades look out onto the parkway while the garages are in the rear. The layouts for the houses are all the same except for the attic and front decks. The 1st floor has a wheelchair accessible suite and an elevator to the 2nd. The 2nd floor has three bedrooms, and the attic (3rd floor), is set up as a bachelor suite with its own kitchenette. Each house has four bedrooms plus the attic suite.

Feeling like the luckiest person on earth; I love my work. Designing this house for the Florida gulf coast and so there's a sunroom and safe-room. Got to be prepared for both sunshine and storms.

Looking forward to this new project. It's adding another story to a 1980's basement entry home. The house is transformed with a completely different look that I've sketched up. Sure hope they like it and move forward with it soon.

Any developers out there with nothing better to do but contemplate your next project? Perhaps it's a development of one, two and three 'family' homes (for the other type of families -those who may not be blood related), where the houses all appear to be old-fashioned single family residential.

This is how I spend my quarantine; designing new homes that pass for character homes in historic neighborhoods. Might there be builders or developers imagining a development like this, with tree lined streets, front porches and garages tucked away?

Inspired by the historic home that my friend Bryant is restoring (see 19 Columns Restoration and posted photo), these are the plans and elevations for a new three unit household I'm completing, just for fun. I imagine parking out back and a swimming pool on the left side, simply because I claim Unit A as mine and that's where I want to be in quarantine.

Soon to be ready for a new project; another two or three unit house in a historic style. Suggestions are welcomed.

I'm healthy but I quarantine myself. The only bug I have is the passion for old houses. Now that cities are finally considering changing some zoning, like allowing for 2, 3 and 4 family dwellings mixed in with the single family residential, I'm really enthused.

The days of domination of the traditional home for the traditional family are long gone. The 'non'-traditional family is the norm now and there are many people like me who live alone but desperately want a house that's manageable; perhaps to share it. It would look like one house but have two different living spaces that aren't matchy matchy like the duplexes of the past.

Here's what I'm working on this weekend. This photo is my inspiration and from that I created a two unit plan. Elevations are in progress.

This one is a four bedroom home designed for outdoor living in a warm toasty climate.

Here's the latest just for fun project. Found the house for sale in Mobile, Alabama. It's just my style and so I designed a new house to match. I have no idea of their floor plan and so mine is likely very different. Now I dream of building it using refurbished old doors, trim and wood floors.

My new dream home. Just for fun. Naturally it'd be located in a warm sunny location so there's a swimming pool.

Love my work. Here's the latest project. The original house (in pic) burnt down so I'm designing the replacement. The driveway was far too steep so we're dropping the garage slab three feet down. All other elevations (grades), including bsmt slab, remain the same as the original house.
