A particularly involved part of the project, balancing structure, waterproofing and glazing while maintaining a tight budget.

To reduce the groundworks and steel package, we brought the new eaves line in line with the existing house and incorporated two load-bearing brick piers at either end of the elevation rather than a portal frame, saving thousands in steel and foundation costs. The piers were carefully aligned with the joinery layout, ensuring no usable internal space was lost.

The real challenge came in integrating the waterproofing and glazing package. We worked closely with our long-time collaborators at CAB Workshop to simplify a complex series of flashing details, ensuring robust drainage and weathering while maintaining the clean architectural intent. Lipley & Parker fabricated bespoke galvanised steel frames on site, creating precise interfaces between the masonry, glazing and waterproofing systems and allowing the entire assembly to function as a coordinated package.

Working collaboratively from the outset, the glazing was rationalised into standardised pane sizes to maximise efficiency and minimise cost, while breaking away from a traditional window arrangement. All timber sections were kept to 100mm or less, creating a lighter appearance and reducing material usage.

As always, CAB fabricated the glazing off-site in their workshop, with Lipley & Parker undertaking the installation. This integrated approach delivers tighter coordination, greater cost efficiency and a far more cohesive result than a traditional contractor-supplier relationship.

A project that perfectly reflects our approach to design, consultancy and construction.

We were initially approached with a Stage 3 package by TYPE Architects. Following significant increases in construction costs over the 3 years since it was designed , the original scheme had become unachievable within the client’s budget.

Working closely with the client, we redesigned and rationalised the project in-house, retaining the essence of the original concept while rethinking materiality, layout, detailing, cabinets, MME, design, Groundworks, steel package and construction methodology to bring it back within budget.

As always, this was a genuinely collaborative process. We believe the best projects come from involving skilled craftspeople and specialist subcontractors from the earliest design stages, drawing on their expertise rather than prescribing solutions.

The result is a project shaped by collective knowledge, coordinated by Lipley & Parker, and delivered through the combined efforts of an exceptional team.
