The office has to beat the spare room. That is the whole brief.

Warm light. A coffee bar that is not a sad filter. Sofas you would sit on after 4pm. Texture, plants, a corner that feels like a hotel lobby rather than a processing hall.

An office which only manages to function on a quiet Monday is one that doesn't function at all.

The majority of the problems we encounter are identical: there's nothing available on Monday morning, then a heavy rush from Tuesday to Thursday with no desks, no rooms, no parking, a queue for the kettle, and the facilities team having to take on the burden.

The peak is the current real design brief. We plan for the busy day, not the typical day.

The most annoying sentence in a hybrid office: ‘It’s free, but the system says it isn’t.’ Phantom bookings wreck the day. They also wreck the data your leadership uses to decide whether you need more space.

Often, people aren't being difficult. They are clinging to the one room that actually works. Better rooms, in the right sizes, with furniture meant for hybrid meetings, make hoarding unnecessary.

That is a planning and furniture job before it is a policy job.

When you opt for the cheapest option, you are also paying for:

👉A replacement chair in three years
👉The cost of physio
👉The quiet resentment of the person spending 1,800 hours a year sitting in it.

Correct ergonomic chairs and sit-stand desks are no mere perks; they are essential workplace investments which have a direct impact on your absence and retention figures.

The ability to adjust the height of your desk and the provision of ergonomic seating show your team that their physical well-being is a priority of the company, whereas a fruit bowl or simply providing a breakfast on Friday just cannot achieve that.

If you had won your most recent office fit-out entirely based on the unit price, you didn't get a good deal; you've only postponed the invoice.

You can tell in ten seconds whether people want to be in an office.

Not from the brand wall. From the small stuff.

👉 Bags dumped on chairs to “save” a desk
👉 Headphones as armour
👉 A kitchen that is really a corridor with a kettle
👉 Lighting that makes everyone look like they work in a stock room
👉 A quiet room with a printer in it

None of that is a furniture-catalogue problem. It’s a signal problem.

The office is either saying “we thought about you” or “you’re lucky we gave you a badge”.

People are very good at hearing the difference. Especially the good ones. They have other offers.

What’s the first thing you notice when you walk into someone else’s office the thing that tells you the truth?
