Awaab’s Law Phase 2 is approaching. Are you prepared?

Phase 2 of Awaab's Law lands on 30th November, bringing seven new hazard categories under the same statutory deadlines as damp and mould. For most landlords, that means coordinating across trades that have never worked to a shared legal clock before.

That's exactly why Awaab's Council exists, to get the people facing that challenge into the same room. Our next session comes to London on 4th November, less than four weeks before Phase 2 takes effect, bringing together legal expertise, Housing Ombudsman insight, tenant voice and frameworks specialists to work through what it means in practice.

The back to school rush is almost here. And so is condensation season.

September marks the start of the time of year when temperatures drop, cold spots reappear, and mould starts quietly building in the corners of homes across the UK.

If mould appeared in your home last autumn or winter, it will almost certainly come back this year unless the underlying cause has been fixed. Cleaning it away last spring did not solve the problem. It just removed the evidence.

August is the right time to get ahead of it. We have written about what to check, what to change, and why acting now is so much better than reacting in October.

In the months after Awaab's Law came into force, we noticed something.

The sector was talking. About deadlines, timescales, legal exposure, and what compliance technically required. But the honest, practical conversation about why the same problems keep recurring despite years of attempted solutions was harder to find.

That is why we set up Awaab's Council.

A free, working forum that brings together housing professionals, legal experts, mould and ventilation specialists, and people with lived experience for a focused day of real discussion and practical learning.

Our next session takes place on 4th November 2026 at The Engine Rooms, London, and it is our biggest yet, arriving at exactly the right moment with Phase 2 of Awaab's Law coming into force on 30th November.
