Your outdoor space shouldn’t feel like an afterthought.
The difference between “nice” and luxury is always in the details.
With summer coming quickly here’s some things to consider:
- Design follows lifestyle, not the other way around.
-Cheap materials always show-fast. Find durable furniture.
-If it’s too hot to relax in the space, it won’t get used.
-Seamless design = elevated living.

Most homes don’t look “cheap” because of money — they look off because of small details no one told you about.
The difference between basic and elevated?
It’s in the placement, the scale, and the lighting.
Once you see it… you can’t unsee it.
Save this before your next home upgrade — your future self will thank you.

Outdoor living spaces are one of the most in-demand features for buyers right now—
everyone wants the pool, the seating, the entertaining space.
What’s often overlooked… is what it actually takes to furnish them at this level.
A setup like this typically falls between $25,000 and $35,000+.
And yes, there are less expensive options.
But not all outdoor furniture is created the same.
Higher-end lines offer hundreds—often thousands—of performance-grade materials designed specifically for outdoor use…
built to handle sun, moisture, and long-term wear.
More budget-friendly options may achieve a similar look initially,
but they’re not designed for the same level of durability or longevity.
The difference isn’t just how it looks—
it’s how it holds up over time.
Vanhorn Real Estate + Design is built for those buying and selling homes—helping you maximize your investment and create spaces that truly live up to it.

🚧 Big changes are coming to Alpharetta.
Alpharetta’s North Point Mall redevelopment is moving forward again, with plans that could include a future NHL arena as part of a massive mixed-use project.
But about 7 miles north, a $3 billion development in South Forsyth called The Gathering at South Forsyth is also trying to land the same potential NHL expansion team.
*Right now, the NHL hasn’t approved an Atlanta expansion franchise, so both projects are essentially competing for the opportunity.
This will likely take several years to unfold, but it’s already big news for North Atlanta real estate. So stay tuned!
Major entertainment districts — like Truist Park and The Battery Atlanta — historically drive major nearby residential demand, restaurants, retail, and rising property values.
If something like this actually happens, the surrounding areas could see a major surge in development and property values.
If Atlanta gets an NHL team… where should the arena go??

🌇Big changes are coming to Downtown Atlanta’s luxury real estate scene.
One of the city’s most recognizable lifestyle brands is officially exiting, making way for a new chapter in upscale living.
The former W Atlanta Downtown residences are set to transition into JW Marriott Residences in April 2026, bringing a different level of luxury, branding, and long-term positioning to the area.
This kind of rebrand isn’t just cosmetic — it can influence perception, demand, and future value for owners and buyers alike.
As Atlanta continues to evolve, so do the opportunities within its most iconic buildings.
If you’re curious about how this shift could impact the market or want to stay ahead of what’s next in Atlanta real estate, let’s talk.
