If the Denver Metro real estate market has proven anything over the past few years, it is that the only reliable forecast is to expect the unexpected, according the Denver Metro Association of Realtors Market Trends Committee.
March 2026 delivered that lesson once againโbut this time, the surprise leaned positive. Just as rising mortgage rates threatened to stall the momentum building through February, buyers responded with conviction. March served as a reminder that in Denver, volatility and opportunity often arrive together. In a predictably unpredictable environment, the buyers and sellers who showed up prepared were rewarded.
Yet the backdrop remained complicated. Rates climbed back above six percent throughout the month, geopolitical uncertainty rattled financial markets, and new inventory increased by 19.94% from February; however, the fundamentals of the Denver market remained intact as buyers absorbed the new inventory quicklyโpending sales jumped 30.69%month-over-month. Days on market dropped 50% month-over-month to just 16 daysโa signal that buyers were not browsing, they were buying.
March's numbers carry a broader message for the Denver Metro market heading into spring. The buyers who showed up despite rising rates and economic uncertainty didn't just create activity, they validated a market that has been quietly finding its balance for three years. Inventory has normalized, pricing has reset and demand is returning. The cumulative data may not yet reflect it, but March felt like a turning point. The question heading into April and May is whether the market can sustain it.

As the calendar moved through February, the Denver Metro real estate market found itself at a familiar crossroads: the quiet of winter beginning to give way to the energy of the spring buying season. Each year, this transition marks one of the most telling moments in the market, as buyers who have been waiting on the sidelines start to re-engage, sellers begin preparing their homes for listing and the pace of activity slowly builds momentum. This year, that seasonal shift is unfolding against a backdrop of meaningful change. Inventory levels, pricing dynamics and buyer behavior have all evolved.
Buyers who entered the market early this year have benefited from softer pricing and lower mortgage rates. Inventory on the market that carried over from 2025 largely represented motivated sellers, negotiating on price and concessions. Mortgage interest rates saw a steady decline in February and ended the last week of the month below six percent, giving buyers a nudge and homeowners waiting to refinance a little relief. The median sale price for attached homes was down 5.25 percent from a year ago, and was down 2.25 percent for detached homes. This combination, along with unseasonably warm weather, led to increased buyer activity in February, reflected in pending properties, which were up 29.26 percent month-over-month and 15.27 percent year-over-year.

Belated Closing Celebration! Missing this adorable clan, but happy for them being closer to family in New York. Hopefully they will be back in Colorado one day!
I met Richard and Jari years ago through a mutual friend. We all hit it off immediately and became great friends. They were newlyweds and ready to purchase their first home in 2020, and that closing is pictured in this post.
Fast forward several years, they had baby girl #1 in October 2024, followed by baby girl #2 less than a year later. Having family rooted in Long Island, and 2 babies under a year old was a lot, and they made the decision to leave Colorado. It was a tough decision, as they built the beginning of their lives and family together in the Denver area, but this move was best for their young family. Given the market time of year, interest rates, etc., it took longer than we all hoped for the right buyer to come along. They closed on the sale of their Colorado home in January and are ready to find their new home on Long Island.
I got to do a proper celebration with them when I was in New York in March, and got to snuggle their girls as a bonus!
