Property #13336
Price: $800 total

Here is a nice affordable hunting lease with a lot to offer! This one is thick, but no doubt has great cover and holding power. Head high pines, grasses and other young tree mix offer quality bedding and seclusion for the deer. Large hardwoods remain on a portion of the property with some good mast oaks scattered within. These are good trees to hang stands in, and will be able to see into the "thicket" once elevated. Terrain elevation changes are present on this one and will hunt well. Tons of deer sign was observed on inspection day. Several older ATV/UTV trails travers about for access but will need a little clearing. This one is going to produce some fun hunting, come and see for yourself!

*Landowner is great to work with and looking for long term hunters. Respectful camping for hunting purposes is allowed. Respectful ATV/UTV use for hunting is allowed.

Free hunting lease marketplace or a lease broker? If you own hunting land, it mostly comes down to who does the work.

Our new article lays out cost, pricing, insurance, payment and lease length side by side so you can decide which fits your land.

Quick answer: HLRBO vs Base Camp Leasing comes down to who does the work and how the lease is set up. HLRBO is a self-service marketplace where the landowner writes the listing, sets the price and terms, and deals with hunters directly. Base Camp Leasing is a hunting lease broker that prices the pro...

This 312-acre hunting property offers an exceptional mix of diverse habitat, making it an ideal setting for both deer and turkey hunting. The varied terrain, agricultural ground, hay fields, pasture, cedar thickets and wooded habitat provide excellent opportunities for hunters looking to pursue both species while taking advantage of multiple hunting locations throughout the property. There are two creek drainages and multiple ponds to provide water.

The landowner has cleared an access trail along the the property. This provides hunters with great access to the interior of the property.

Utility and energy companies are sitting on some of the largest land portfolios in the country — that generates no revenue at all. A managed hunting lease program can turn that land into steady revenue without getting in the way of maintenance windows, vegetation management, or equipment access.

Utility and energy companies are sitting on some of the largest under-monetized land portfolios in the country — and most don't realize it. Between transmission and pipeline right-of-way corridors, buffer land around substations and generation facilities, surplus fee-owned parcels, and land held f...

Price: $2,700

An attractive lease opportunity located in SW Missouri, abundant with deer and turkey. The landowner resides on the premises and consistently observes deer roaming about. A nice sized pond, as well as creek bottoms traverses the land, and the layout suggests it serves as a significant travel corridor during the rut. The woods are thick, with several cedar pockets likely serving as bedding areas. There was ample deer sign (beds, tracks, rubs) and trails on the day of my inspection. Additionally, railroad tracks run along the northern edge of the property.

Lease available for deer & turkey.

Bought land as an investment? Then it’s costing you money every year you wait. 🌲

Property taxes and insurance keep coming due whether the land is earning or not. On a 150-acre tract, that can mean $1,500–$2,500 a year with nothing coming in to cover it.

We compared three options for investment land:

❌ Hold it idle: no effort, no income, and the carrying costs eat into your return
🌾 Farm or grazing lease: steady rent, but usually only on land that’s already cleared
✅ Managed hunting lease: works on timber, cutover and mixed ground, with no improvements needed

With a managed lease, each hunter signs a lease agreement, liability insurance is in place, and you set the terms, including keeping your own access.

You closed on the land. Maybe it's forty acres you picked up alongside a bigger farm, a couple hundred acres of cutover timber ground, or a raw parcel you found on an online land marketplace because the price and the growth story made sense. Either way, the purchase agreement is signed, the deed is....

Property #10572
Price: $11,750

A great, secluded hunting farm available in Jackson County, Iowa (zone 8 ). The buck photos from this property speak for themselves and show the type of deer living in this area. The property directly east is a wildlife refuge where no hunting is allowed, which only adds to what this farm already has to offer. You can access the property from the southeast, southwest, east, and northeast, giving you several options depending on the wind. The CRP is tall and thick, providing excellent bedding and security cover.

There is also a well-maintained trail system throughout the farm. These trails will help you access quietly to your stand locations. The timber is scattered throughout the farm, which sets up well for hunting as deer travel from one block of timber and bedding cover to another. There is a ton to like about this lease. It has a history of producing mature Iowa bucks, several access points, thick CRP, good bedding cover, seclusion, and a wildlife refuge next door. ATV use permitted for hunting purposes only.
