Selling a home in Glenwood, Aliso Viejo? “Glenwood” alone isn’t enough to price it accurately.

Glenwood is built around the Aliso Viejo Golf Club, the Jack Nicklaus–designed course that opened in 1999. But under that one name are very different communities:

Glenwood Village: condos
Glenwood Park: condos and townhomes
Glenwood Terrace: detached homes
Pasadera: larger detached residences, including golf-course settings

Different sizes, layouts, HOA fees, locations, and price points. A Glenwood-wide average blends all of them together, so it can pull your number too high or too low.

Price from comparable homes in your specific community first. Then adjust for your home’s condition, lot, upgrades, and views.

Is now a good time to sell in Irvine? Here’s what the fall numbers actually say.

Buyers are still showing up. 556 Irvine homes sold in September, up from 530 a year ago, and the median home took 61 days to sell. That’s about the same pace as last year.

Pricing is where sellers get hurt. About 4 in 10 Irvine listings have had a price cut, only 13% sold above list, and the average home closed about 2.5% under its asking price. On a $1.5M home, that’s roughly $37K.

So listing before the holidays isn’t the mistake. Listing at the wrong number is. If you price to recent closings, you get the buyers touring this fall. If you price to hope, you’re cutting in November and sitting on the market through the holidays.

Irvine kitchens at $1.3M+ don't all look the same. Here are 6 that show the range.

All four are in the same price tier, and each one has a completely different personality.

This matters if you're selling. The kitchen is where most buyers decide how a home feels. They usually react to light, flow, and storage before they notice finishes. A dated kitchen with a great layout often shows better than a new one with a bad layout.

If you're thinking about selling, don't remodel before you list. First, find out what buyers in your neighborhood are actually responding to.

🏊 Pumpkin Diving, Montanoso Rec Center, Mission Viejo. Sat at 1pm.

Tanaka Farms is one of the only real growing pumpkin patches in Orange County, and it's right off University Drive, minutes from Turtle Rock and Quail Hill. Weekends like this are part of what you're buying in Irvine.
