About a month ago, my clients did something that everyone thought was crazy! They lest Minnesota with no plan, and no way of knowing how things would turn out! I met them within a day or two of their arrival in Knoxville, TN and we got busy! It wasn’t just me though, Kel Cotto and Paul Scott stepped up and the three of us came up with a plan. We helped guide our new clients to not only where to look for employment, but also to now owning a home and starting a new life here! Can we talk about how underrated East Tennessee is for a second?
I sell real estate here, so I'm obviously biased — but hear me out.
In the last few years I've watched people move here from all over the country and say the same thing: "Why didn't anyone tell me about this place?"
The Smoky Mountains are 45 minutes from downtown Knoxville. The cost of living is still reasonable compared to most of the Southeast. The food scene, the neighborhoods, the sense of community — it's the real deal.
And the real estate market reflects all of that.
Homes are still moving. Buyers are still active. Sellers who price right are still getting strong results.
What I tell people every week: East Tennessee isn't immune to the national market — but it's got a story that most of the country doesn't have yet.

Hey Knoxville! ☀️
The spring market is moving, but it is not the same market we saw a couple of years ago.
Right now, buyers have a little more room to breathe. Inventory is up, homes are taking a bit longer to sell, and more sellers are having to be realistic with pricing and presentation. Knoxville-area median days on market was around 51 days in April, and Zillow’s latest numbers show more homes available than we’ve had in a while.
But here’s the important part: well-priced homes are still getting attention.
This is not a “throw a sign in the yard and see what happens” market. It is a strategy market.
For sellers, that means:
Price matters.
Condition matters.
Presentation matters.
Marketing matters.
For buyers, this may be the window you’ve been waiting for. More options, a little more negotiating room, and less pressure than the peak market years.
