📈 This Week in Mortgages

JPMorgan CEO Jamie Dimon is warning that bond yields and interest rates could go “much higher” than many people expect.

Here’s why that matters for mortgages in Canada:

• Rising bond yields typically push fixed mortgage rates higher.
• The U.S. 10-year Treasury yield recently hit its highest level since January 2025, while the 30-year yield climbed to levels not seen since 2007.
• Investors are becoming concerned that inflation may stay elevated longer due to oil prices, global conflict, government debt, and ongoing economic uncertainty.
• Mortgage-backed securities are also adding pressure to bond markets as investors hedge against rising rates, creating even more volatility.
• Analysts say this environment could continue putting upward pressure on fixed mortgage rates if inflation remains stubborn.

This Week in Mortgages 🏡🇨🇦

Big news from CMHC this week!

Canada is taking another step toward tackling the housing shortage by expanding mortgage insurance options for prefabricated and modular homes through the new Prefab Plus program.
What does this mean?

Prefab and modular homes are homes that are partially or fully built in a factory, then transported and assembled on-site. They can often be built:
✔️ Faster
✔️ More efficiently
✔️ With potentially lower construction costs

CMHC says Canada needs to dramatically increase housing supply over the next decade, and prefab construction could help speed things up.

Why it matters for buyers:
🔹 More financing support for factory-built homes
🔹 More housing options for Canadians
🔹 Potentially quicker construction timelines
🔹 Could help improve affordability in some markets

A few important things to know:
Prefab homes still need to meet lender and municipal requirements, and zoning/building regulations can vary by area.

As always, every situation is different — especially with alternative construction types — so it’s important to speak with a mortgage professional before making plans.

It's a little late in the day, but incase you missed it....
The BOC benchmark rate remains unchanged.
Sadly, we will not see and drops to variable rates.
The good news? They aren't rising!
Fixed rates, however could continue to rise as Canada Bond Yields increase.

If you are up for renewal soon and looking to restructure your payments and increase cashflow, it would be worth considering looking into your options sooner than later. Why? Because it never hurts to have a fresh set of eyes to look things over AND because who the heck knows what the financial future holds in these crazy times.

Look at all of this swag! Yesterday was such a great day at the Rock Capital Spring Conference.
